How do I pay my rent?

Rent is paid through the online payment portal only. Please refer to your lease agreement for specific details on how to access and use the portal.

When is my rent due?

Rent is due on the 1st of each month. Please ensure your payment is made before the due date to avoid late fees.

What happens if I pay my rent late?

If your rent is not paid on time, a late fee may apply as outlined in your lease agreement. A notice will be issued, and you will have 14 days from the date you receive it to make the payment. The unpaid rent and late charges will remain on your tenant account until Circle Properties receives certified funds to cover the balance. Late payment charges become part of your permanent tenant history, so it’s best to avoid them when possible.

Can I sublet or Airbnb my unit when I go away?

Residents are not permitted to sublet their unit or use it for Airbnb or other short-term rental purposes. However, if you have questions or special circumstances, please contact management directly to discuss.

What happens if there's a maintenance issue in the apartment?

If you experience a maintenance issue, please contact the management office or submit a request through the online portal. Emergency maintenance requests should be made immediately by calling the emergency number provided. Please also refer to your lease agreement for more information.

What happens if I want to break my lease?

Breaking your lease may result in penalties or fees, and you’ll be responsible for paying rent until a new tenant is found or the lease term ends. Please contact the leasing office to discuss your options and any applicable fees.

Will I get a chance to inspect my suite before I move in? What about before I move out?

Yes. When you take possession of your unit, a written move-in inspection will be completed jointly by the Circle Properties building manager and you, the new resident, to document the condition of the unit. A similar written inspection will also be conducted at the end of your tenancy to assess the condition at move-out.

Am I allowed to decorate the apartment without penalty?

You may decorate your unit, but visible exterior decorations require prior written consent. Items cannot be hung or stored on windows, balconies, or other exterior areas that affect the property's appearance. Structural changes, painting, or wallpapering must be approved in writing by Circle Properties and follow approved colors. Small picture hooks and nails are allowed. Damage from unapproved changes may result in charges.

You may decorate your apartment, but permanent changes such as painting walls or installing fixtures may require prior approval from management. Please review your lease for specifics on what’s allowed.

Are there building quiet hours?

Yes, building quiet hours are from 10:00 PM to 9:00 AM daily. It is also important to note that any noise disturbing other residents is not permitted at any time, regardless of the hour.

Are utilities included? If so, which ones?

Utilities included in your rent are typically heat and water. Please refer to your lease agreement for the exact list of included utilities and any that you may be responsible for separately.
